Every business model has its strengths and its weaknesses. The biggest problem in the real estate business is the wrong idea of allocation of resources.
A lot of real estate investors I see are sold the dream of making great deals without putting in resources.
But the resources I’m thinking about are not some insane amounts of cash. It’s something else that can be found between your ears.

The voicemail you hear at the beginning came in the other day because of a transaction that went sideways.
How do you deal with angry people like this?
There will always be people who are upset by you, but usually it has nothing to do with you. And when someone gets this much upset over what was basically a good deal, they probably need bigger problems in their life.
The takeaway here is don't sweat the small things, focus on your goals.

What about the 70% Rule?

The 70% rule says that you want to be all in on a property at 70% of its value or less.
But does it work in today's market? Should you really offer 85% as some people are advising?!!
Hell no.
First, just because your deals are not getting accepted, doesn’t mean your offer is bad. It rather means you need to work on lead generation.
And second, even you're good at lead generation, you still need to know how to negotiate.
So stay within conservative values.
Stop making offers.
Just stop.
